Below is a list of frequently asked questions about resident life at the Balcony. If you have any additional questions or concerns, please contact us.


WHAT TYPE OF LEASE DOES THE BALCONY OFFER?

The Balcony uses a standard, joint & several agreement which residents sign together as a group for their new home.

ARE ANY UTILITIES INCLUDED IN MY RENT?

Yes - The Balcony provides high-speed cable & Internet as well as weekly trash pick up, grounds keeping, lawn maintenance and exterior pest control at no additional cost.

WHAT UTILITIES WILL I NEED TO SET UP FOR MY NEW HOUSE AT THE BALCONY?

Residents will need to establish service in their name for electricity and water. There is no gas on the property and cable, Internet and trash are included with your rent and don’t require separate accounts.

HOW DO MY ROOMMATES AND I GO ABOUT SIGNING OUR NEW LEASE?

The first step is for each roommate to complete the lease application on The Balcony website. Once that is completed, a member of our team will contact the group to schedule a time to stop by and sign your lease.

WHAT IS REQUIRED TO SIGN A LEASE?

Each resident needs to bring the following to their lease signing: Security Deposit equal to one month's rent, Application Fee of $45, and completed Parental Guaranty Form.

WHERE CAN I GET THE PARENTAL GUARANTY FORM?

The Parental Guaranty Form is on The Balcony website and can be downloaded by a Parent or legal guardian, completed and either brought to your lease signing or faxed/mailed to The Balcony office.

WILL THE BALCONY HAVE ALARM SYSTEMS?

Yes - The Balcony offers both alarm systems as well as electronic key fob access locks on exterior doors. This increased level of security allows management to track who has accessed a house at The Balcony and at what time.

WHEN DOES MY LEASE START AND STOP?

Leases at The Balcony will start on August 6 and extend through July 27 of the following year.

DO APPLIANCES COME WITH MY NEW HOME?

Yes - each new home at The Balcony comes standard with stainless style appliances including a refrigerator, dishwasher, microwave, stove and washer/dryer.

HOW FAR IS THE BALCONY FROM CAMPUS?

The neighborhood will be located less than 1 mile to MSU’s campus and conveniently situated just off Montgomery Street.

WHEN IS RENT DUE EACH MONTH?

Rent is due on the 1st of the month and is considered late after 5PM on the 4th. The Balcony offers each resident a grace period between the 1st and the 4th to pay their rent with no late fees if paid during that time period.

WHILE I'M A RESIDENT, AM I ALLOWED TO HAVE A PET?

Yes - the community is pet friendly. The pet owner must register the pet and once approved by management pay a $300 non-refundable pet fee.
